ARE COMMISSIONS NEGOTIABLE? It depends. It depends on the agent/broker, the city you live in and their customs, the company the agent is with and so on. In general however, a commission is negotiable. As a marker (I'm generalizing), and I am not grouping all agents together, Realtors who work on quantity but also offer quality service are somewhat negotiable, Realtors that work on quality service not quantity are high enders and usually are not negotiable (its in their own philosophy not to denigrate their work, experience and knowledge)and you have those who are part timers, semi retired, have other jobs, (again not all) usually are more negotiable. Sometimes the quality of service is so-so. In my region having arrived from another province in 1992, at the time in this city, the average commission rate was 6% plus tax. Today in 2018 its 4%. The rate reduction began for a few reasons. One was low cost agencies charging less commission offering more gimmicks than sense, buyers became more educated and savvy on their own and began to shop on their own with everything readily available online. Websites offering one stop shopping to list your property and have the offers readily prepared for the seller to just fill in the blanks. So...in a nutshell, everything is negotiable depending on the motivation of both parties. The main thing is to keep talking and get the deal done so you can move on.
