Inclusions and exclusions in an offer to purchase
There's no law that states you cannot ask for everything and anything except the law of greed and common sense. If you want to piss off the vendor then the best way to go about that is to write him a low ball offer and ask for everything in the house including his dog.
This is what I will sometimes hear from the buyer, "We're negotiating here. The owner wants to sell doesn't he?" Never assume that the owner is always motivated to sell. He is willing to sell if the price is right and the conditions are ideal. Especially in a vendors market. They are testing the waters. Therefore, the best rule of thumb is listen to your realtors suggestions and arrive at your own conclusions but remember this I have seen deals almost go caput over a light fixture or a dishwasher and banks do not like to finance many inclusions.
Keep track of the make and model number of all appliances that way you are sure that you will get what you paid for good or bad. Get permission to take pictures they are worth it.
