In a couple, who decides?
Rule 1 : Statistics show, and through experience, that in most cases when a buying a property women decide. The percentile would be in the 80% ream. It does not matter if the male partner is the one contacting the agent for visits or information he'll relay it to his wife and things will follow from there. That's if he gave her the correct information.
What the agent could do is make pleasantries with the husband/partner but eventually request to speak to the wife/partner who will be actually making the decision. What the husband wants is the property containing certain qualities such as a garage, space for hobbies to be taken into consideration however, if the female partner does not find the garage to be essential then the garage becomes a bonus feature or nice to have not a must have.
The mistake rookie agents make is to try and sell to both the wife and the husband/partner. They also prepare their publicity towards the couple rather than mostly towards the wife/partner. What wives/partners look at is the kitchen and its functionality, the bathroom(s), the size of the bedrooms and the natural lighting. Husbands/partners look at the garage, furnace, windows, land, basement (man cave). It may sound like I am stereotyping but far from it. Things really haven't changed that much in the last millennium.
Rule 2 : Who do I choose to sell to if I have a talker and a silent purchaser regardless of their sex? If the woman is chattering away and the man is very quiet than I will sell to the silent partner. The silent purchaser prevails over the talker. If both partners talk as much as the other than I'll refer to rule one.Rules are made to be broken and rule 1 and 2 are not hard fast rules.
Want to screw with your realtors mind keep changing the rules.:)
