How to choose a listing agent.

If you have decided to sell your house it is not necessarily the agent who offers the lowest commission that will give you the services you request or are looking for. Think about it. How is the agent to make any income if he is spending the small amount of commission on publicity and gas for his/her car, office expenses, cell etc., in the hopes of maybe selling your place because selling a house is not a sure thing. Sometimes it works and one month you're eating steak and sometimes it doesn't and your eating Kraft Dinner. If his contract to sell your home for you is only for three months then, in some areas, it makes things more difficult due to the average sale time. Therefore, the agent is not going to exert much effort on your listing. If it happens it happens. How he is hoping to make up the difference is to receive calls on your property from potential purchasers so that he may sell them either your home or someone else's. For each buyer that calls for information on your home he has the chance of making a potential commission. On the other hand, if he is making the same commission as local industry standards or more he will be more apt to exert more effort into selling your property and the quicker the better. The faster your home sells the less expenses he will incur on it. Although I am writing in generalizations I am by no means stating that all agents who charge less commission are inferior sales agents. It has nothing to do with their competencies but more to do with their pocket books. Do you get more of a car if you pay more for the car? The answer in most cases is yes. There are many more analogies but you're savvy.
